Unless the doors cannot accommodate them, all properties we work with will need Schlage Encode door locks and Nest Doorbell cameras. We sometimes will also use Nest cameras around the exterior of the home depending on the need. To monitor volume within your unit, we use Minut noise monitors.

We also often use StayFi wireless routers which allow us to legally collect guest contact information for marketing purposes.

It's your call! At the very least, we'll provide you with a monthly report. We're also open to scheduling a routine monthly call for a thorough review. Many hosts set up monthly calls at the beginning and then taper off to as-needed. If you prefer, we can keep you in the loop by forwarding all booking emails (some folks prefer this, while others opt for a monthly summary). You'll have full access to the listings, enabling you to check bookings and communications whenever you wish.

Set-up and Tech Fees (typically $1,500-2,750): This covers all the upfront work required to get a property prepped and ready for optimal performance. This may include travel, physical space prep, coordinating professional photography and video content, listing creation, direct booking set up, social media setup, ad preparation, on-site technology installation, and miscellaneous start-up activities.

Booking Management Fee (22-28% of gross rental income, depending upon the property and personal usage): Our business model is designed to align with your success – we only earn when you do. This mutually beneficial arrangement motivates us to work collaboratively to ensure your rental property thrives. We'll carefully monitor booking revenue and provide you with a monthly invoice.

Yes! Most contracts with national and local property management / co-hosting services have an end or cancel clause. We can look at that with you and strategize the best way to end your current contract with the least hassle and lost revenue.
